Planning Commission Review <br />The Planning Commission reviewed this application at the October 9, 2024 meeting. The <br />Commission discussed the landscaping on the site, noting that the majority of the screening that <br />would block the view of the west elevation of the building was located on MnDOT property and <br />could be removed at any time. The Commission noted that as the request was based on an economic <br />nature it would not be reasonable to include a condition that required additional investment into <br />the property, but urged the applicant to consider additional screening on the west side of the <br />property. The Commission voted 6-0 to recommend approval with four conditions of Planning <br />Case 24-016. <br />Since the October Planning Commission meeting, the Applicant has submitted updated site and <br />landscaping plans for the site plan review initially reviewed with Planning Case 24-014 that <br />approved the PUD and site plan. Changes to the proposed plan are minor and the landscaping plan <br />has not changed substantially from what was approved with Planning Case 24-014. The landscape <br />plan that was approved with Planning Case 24-014 and the landscape plan that was submitted on <br />October 16, 2024, are both attached for review. <br />Public Comments <br />Notice was published in the Pioneer Press on October 17, 2024. Notice was prepared by the City <br />and mailed to property owners within 1,000 feet of the subject property.
