Final Plat <br />The Applicant is proposing to plat the Subject Property to adjust the lot lines between the two <br />parcels as shown in the image below. The redevelopment of the site will consist of two buildings <br />that function under shared parking, access, maintenance, and other items. A Final Plat is the final <br />map, drawing or chart indicating the final layout for City approval. The Final Plat (Attachment <br />E) includes the detailed survey description for each lot in the plat plus notes and dedication, <br />recording and approval statements. The Final Plat is the “recorded document” submitted to the <br />county register and must conform to all state laws. <br /> <br />Proposed Final Plat <br /> <br />Final plats must be substantially consistent with Preliminary Plats. The submitted Final Plat is <br />substantially consistent with the Preliminary Plat approved by the Council on September 11, <br />2024. <br /> <br />2. Public Use Dedication <br /> <br />A. Residential Dedication <br />The City requires all owners or developers, as a prerequisite to approval of a subdivision to <br />convey to the City or dedicate to the public use a reasonable portion of any such proposal for <br />public use as streets, roads, sewers, electric, gas, and water facilities, storm water drainage and <br />holding areas or ponds and similar utilities and improvements, parks, recreational facilities, <br />Lot 2, Block 1 <br />Lot 1, Block 1
