<br />Page 11 of 21 <br /> <br />The proposed lighting plan includes wall mounted building lighting, flush-mounted lights, and <br />light poles that are downward cast with 90-degree cut offs. The Applicant is also proposing pole <br />lights placed throughout the parking lot. The Applicant has submitted a photometric plan that <br />shows the submitted lighting package consistent with the City Code. <br /> <br />D. Landscaping – For Review <br />Section 1320.06 – District Requirements Chart of the City Code requires all uses maintain a <br />landscaped area of 65%, or 304,216 square feet for the Subject Property, in the R-4 District. <br />Landscaping can consist of naturally vegetated areas, wetlands, ponding areas, planting beds, <br />ground cover and mulch areas (vegetative, rock, bark chip, etc.), decorative walkways and areas <br />not to exceed fifteen percent (15%) of the required landscape lot area, outdoor recreation areas, <br />and plantings such as trees, grass, shrubs. <br /> <br />The Applicant is proposing a landscape lot area of approximately 74% percent or 345,450 square <br />feet. The Applicant is proposing approximately 57,460 square feet of plantings, with the rest of <br />the area to be left natural or part of wetlands and ponding areas. At least 10% or 5,746 square feet <br />of the total landscaped area shall be covered with perennials and/or shrubbery. The Applicant is <br />proposing perennial and/or shrubbery of approximately 23.63% or 13,331 square feet. <br /> <br />Planting islands shall occupy 10%, 28,809 square feet for the Subject Property, of the parking area. <br />The landscaping plans show 14 proposed parking islands for a total of 43,617 square feet of islands. <br />Additionally, per City Code, planting islands shall be edged with concrete curbs. Parking lot <br />planting islands shall be a minimum of 150 square feet in area, be of appropriate width and length, <br />and include at least one tree to meet the requirements of this ordinance. The submitted plans reflect <br />these requirements. <br /> <br />The site contains approximately 21,982 caliper inches of significant trees. Section 1325.055 Subd. <br />5 allows for the removal of fewer than ten (10) percent of the caliper inches of significant trees on <br />the property without requiring mitigation, 2,198 for the Subject Property. The Applicant proposes <br />removing 3,702 caliper inches of trees, meaning the Applicant is responsible for mitigation of <br />1,504 caliper inches removed above 10 percent. Per Section 1325.055 Subd 6, the number of <br />caliper inches of trees required for replanting is determined at a rate of 1:2 or one inch replaced <br />for every two inches lost.
