Page 7 of 12 <br /> <br />LAND USE <br />Based on developer’s review and interpretation of City Zoning Code, the R4 Multiple Family District does <br />allow for multi-family apartment buildings with CUP. Developer is proposing an age-restricted (55+), multi- <br />family, apartment community. <br /> <br /> <br />FINAL PLAT <br />A Preliminary Plat for Lots 1 & 2, Block 1, Arden Heights was approved by the City on September 9, 2024. The <br />Final Plat and Vacation of Easements exhibits are provided within this narrative and application cycle. <br />Developer is requesting the vacation of four easements described in Document No. 2278852 granting City of <br />Arden Hills a perpetual easement for ponding and flowage of water on, over, upon and across four described <br />parcels. Said vacated easements will be corrected, updated and re-dedicated on the Final Plat. <br /> <br /> <br />LOT SIZE & DENSITY <br />Based on developer’s review and interpretation of City Zoning Code, the R4 Multiple Family District allows for <br />a minimum lot area of 3,630 sf per dwelling unit. The subject property is approximately +/- 10.75-acres, or <br />468,025 sf. 468,025 sf / 3,630 sf = 129 maximum units. Current development plan proposes 119 dwelling <br />units. <br /> <br /> NOTE: this site is also encumbered by the City’s Shoreland Overlay District. Said district requires a <br /> minimum lot size of 40,000 sf. It is the Developers interpretation that this proposed project complies <br /> with said section of City Zoning Code. <br /> <br /> <br />FLOOR AREA RATIO (FAR) <br />Based on developer’s review and interpretation of City Zoning Code, the R4 Multiple Family District allows for <br />a maximum FAR of 0.3. The proposed building footprint is approximately 54,200 sf and includes three floors <br />of dwelling/habitable space, for an approximate total of 162,600 sf (note: garage not included in calculation). <br />162,600 sf of dwelling/habitable space / 468,025 sf total lot size = .347 FAR. Developer believes a deviation <br />to City Zoning Code for maximum FAR is required and will be addressed through the PUD application and <br />process. Developer is requesting flexibility in the maximum Floor Area Ratio requirement.
