Page 10 of 12 <br /> <br /> <br />BICYCLE PARKING <br />The current plan proposes 119 dwelling units x .5 spaces required per unit = 60 bicycle parking spaces. <br />Approximately 72 covered bicycle storage/parking spaces are provided in the underground parking garage in <br />designated areas. See updated floor plans submitted with this narrative for location and sizing of bike racks. <br /> <br />FIRE SAFETY <br />An automatic fire suppression system is provided throughout the building (NFP 13), which will be monitored <br />24 hours a day. The developer will work with Fire Department and Building Official to properly locate the <br />FDC, riser room, mechanical room, fire suppression controls/ systems, and a lock box. Fire hydrants locations <br />are shown on the utility plans included with this narrative. <br /> <br />TRASH/ RECYCLING <br />Trash is collected in designated trash rooms located in the underground parking garage. Trash rooms will be <br />served by trash chutes accessible to all floors of the building. No trash/refuse area is proposed outside of the <br />building. Property management staff will bring trash bins to bottom of parking ramp so that garbage pickup <br />does not occur within the parking garage, therefore truck circulation for garbage collection is not provided <br />within this narrative. <br /> <br />TRAILS <br />This project will include pedestrian trails on the northwest side of the proposed apartment building. <br />Pedestrian trails will be connected to the regional county trail system located along the south side of County <br />Highway 96. In addition, concrete walkways will be included on the southeast/east side of the building <br />adjacent to the parking lot allowing pedestrian movement to and from the church building. <br /> <br /> <br />WATER & SANITARY SEWER <br />Metropolitan Council sanitary sewer is available and will be connected to the development from U.S. <br />Highway 10. City water services are also available at County Highway 96 to serve the development. See civil <br />engineering plans submitted with this narrative. <br /> <br /> <br />STORM WATER & GRADING <br />The existing site grade generally flows from the northeast to the southwest—towards Round Lake. The storm <br />water management plan provides for a large storm water pond located directly south of the apartment <br />building. Additionally, due to space constraints and newly designed church parking lot plans, underground <br />stormwater storage tanks are utilized as part of the storm water management plan. See civil engineering <br />plans submitted with this narrative. <br /> <br /> <br />WETLANDS <br />The developer engaged Kjolhaug Environmental Services to conduct a wetland delineation for the subject <br />property. Results are included within this submittal. Important notes: <br /> <br />1. The City has existing drainage/wetland easements in place today. Said existing easements are no <br />longer in alignment with actual wetlands. There are now delineated wetlands located outside of the <br />existing easement areas; and there are also areas within the original easements that no longer <br />contain delineated wetlands.
