Structural components showing materials, fabrication and mounting system will <br />be provided with submission of the Sign Permit. There will not be signage on the proposed building except <br />for the required address numbers required by the City. Sign building materials will resemble the proposed <br />building with brick, and new landscaping. At this time, the design of the entrance sign has not been finalized <br />with the church but will be placed in the same location. See proposed depiction below: <br /> <br /> <br />PARK DEDICATION <br />The Public Use Dedication requirement for residential subdivisions for High Density Residential is 20%. If 20% <br />of the land is not available for dedication, a cash contribution in lieu of land dedication may be required, and <br />the cash payment shall be determined based on the fair market value of the land that would otherwise be <br />dedicated to the City. This is still to be determined by City of Arden Hills. <br /> <br />It is anticipated that a cash contribution in lieu of land dedication will be made as part of our development <br />approvals. <br /> <br /> <br />NORTH HEIGHTS CHURCH CAMPUS IMPROVEMENTS <br />This senior living apartment project includes offsite improvements—not within the primary subject <br />apartment property. Offsite improvements will be located on the existing/remaining North Heights Lutheran <br />Church campus. Improvements generally include: <br /> <br />• Re-seal and re-stripe existing church parking lot. <br /> <br />• Expansion and redesign of church parking lot primarily in the following areas: <br />o Addition of approximately 82 stalls directly east of the proposed apartment. <br />o The net result for North Heights Lutheran Church will reduce the surface parking stall count <br />from 866 total stalls to 795 parking stalls, prior to this apartment project—as the apartment <br />building requires taking of land currently utilized by the church for parking. <br />o Existing parking stalls at the church: 866 surface parking stalls <br />o Proposed parking stalls at the church: 795 surface parking stalls <br />o Required parking stalls is based on seating capacity. Its understood 2,320 seats exist at the <br />church which results in a total of 774 required parking stalls. <br /> <br />• The above-mentioned parking lot expansion will require the creation of a new storm water cell. The <br />storm water cell is proposed to be located directly west of the apartment north arm. The north arm <br />cell will assist the apartment stormwater management. <br />
