<br />Page 3 of 9 <br /> <br />A Site Plan Review is required by the City Code for any Planned Unit Development Amendment, <br />but no changes aside from the signs are proposed. <br /> <br />This commercial corridor is accessible by way of Gateway Boulevard. This area is used by a <br />number of small and large businesses for a variety of manufacturing, distribution, warehousing, <br />and office uses. <br /> <br />2. History of the Subject Property <br /> <br />The Subject Property was subdivided into two parcels, with the larger parcel developed in 2021 as <br />a warehouse and wholesaling use, with associated non-warehouse uses, for an approximately <br />250,000 square foot principal structure. A site plan review was required for this development as <br />the property had previously been vacant since 2006, when three lots were consolidated into one <br />and the existing building was demolished.
