<br />Page 4 of 9 <br /> <br />The site currently has a PUD that was approved with Resolution 2020-045. This PUD allowed for <br />flexibility on the site and approved the warehouse uses. The flexibility approved with the PUD <br />includes: <br />• Flexibility from district provisions that require warehousing and wholesaling uses shall not <br />exceed 75% of the building and office uses cannot occupy less than 25% of a project’s total <br />floor area. <br />• Flexibility to allow Lot 2 to be less than the required 5 acres. <br />• Flexibility from the required street frontage of at least 100 feet and lot depth of at least 130 <br />feet. <br />• Flexibility from the required parking setback of 50 feet in the GB district. <br />• Flexibility from the maximum building height of 35 feet in the GB district. <br />• Flexibility for aesthetics to allow a combination of painted pre-cast, glass, architectural <br />metal panels with concealed fasteners, and thin brick veneer. <br />• Flexibility from minimum caliper inches to allow off-site tree planting or fee in lieu. <br />• Flexibility from the requirement for a minimum of 10% of the total landscaped area to be <br />covered with perennials and/or shrubberies. <br />• Flexibility to install an additional wall sign on the southwest elevation where one sign was <br />allowed in Sign District 6. <br /> <br />A Planned Unit Development (PUD) is required for all new development and redevelopment in <br />the GB District. Under the 2022 PUD Amendment, the Applicant was provided flexibility for <br />signage standards. The proposal would provide additional flexibility from signage standards. The <br />Applicant has provided details in the Proposed Sign Plan (Attachment E) which identifies where <br />flexibility is requested. <br /> <br />2. Site Plan Review <br /> <br />An application for a PUD Amendment requires Site Plan Review. No changes aside from the signs <br />are proposed. <br /> <br />Plan Evaluation <br /> <br />Overview of Proposal <br /> <br />The Applicant is proposing changes to signage on the Subject Property to add three auxiliary signs. <br />Existing conditions for the site can be found in Attachment D. The Applicant states that the purpose <br />of the request is to direct traffic and maintain safety through clear signage for direction on the site, <br />which will not impact the surrounding area. In addition to the review required for the PUD <br />Amendment, there are two sections of the City Code that establish standards for signs within the <br />City Chapter 12, Sign Code and Appendix A, Descriptions of Various Land Use Procedures. <br /> <br /> <br />Chapter 12, Sign Code <br /> <br />1. Auxiliary Signs – Flexibility Requested <br /> <br />The original PUD for the Subject Property did not include a request for flexibility on signage. A <br />condition of the initial approval stated that all proposed signage shall meet the requirements of <br />Sign District 6.
