<br />Page 9 of 20 <br /> <br /> <br />B. Maximum Floor Area Ratio – Flexibility Requested <br />A floor area ratio (FAR) of 0.3 is permitted within the R-4 zoning district. The Applicant is <br />requesting flexibility through a PUD to construct a building that would create a FAR of 0.35 for <br />proposed Lot 1. <br /> <br />C. Maximum Building Height – Flexibility Requested <br />Section 1305.04 of the City Code defines building height as “the vertical distance from the average <br />elevation of the grade along a face of a building to the highest point of the roof surface of flat <br />roofs, the deck line of mansard roofs, or the average height between the eaves and the highest <br />ridge of gable, hip, or gambrel roofs.” These measurements are illustrated in the drawing below. <br /> <br />The proposed building has a gable roof, with a height of 38 feet as measured according to city <br />code. A maximum building height of 35 feet is permitted within the R-4 zoning district. The <br />Applicant is requesting flexibility through a PUD to construct a building that would be <br />approximately 38 feet high on proposed Lot 1. <br /> <br />2. District Provisions (R-1 Single Family Residential District) – Section 1320 <br />North Heights Lutheran Church – Lot 2, Block 1 Proposed 30.36 acres <br /> <br />The North Heights Lutheran Church site, which would be described as Lot 2, Block 1, of the plat, <br />will be altered as part of the subdivision. The subdivided lot must still meet the standards <br />established in the City Code.
