Building Positioning – Meets Requirement <br />The City Code requires setbacks for structures on lots. The proposed building for Lot 1 meets the <br />established standards. The existing building for Lot 2 is conforming and will remain conforming <br />with the proposed subdivision. <br /> <br />B. Exterior Materials – Meets Requirement <br />Buildings within the R-4 zoning district do not have requirements regarding exterior materials like <br />business districts do. Section 1325.05 Subd. 6 Aesthetics requires proposed design, scale, massing, <br />materials, height, and other aspects of the subject matter of any permit requested be evaluated by <br />the Planning Commission and the Council with respect to structures and properties in the <br />surrounding area. The Planning Commission and the Council shall consider, prior to the issuance <br />of any permit, whether the appearance of the subject matter is so at variance with the structures <br />and properties in the surrounding area as to cause a substantial depreciation in the property values <br />in the surrounding area or to unreasonable detract from the appearance of the area or the city as a <br />whole. <br /> <br />The Applicant is proposing a mix of metal lap siding, vertical metal siding, brick veneer, vinyl <br />patio doors and windows, metal accent features, and asphalt shingles. <br /> <br />Renderings <br /> <br />C. Lighting – Meets Requirement <br />The Zoning Code requires that direction of lighting to be arranged away from adjoining lots and <br />public streets, that lighting sources be concealed or hooded, and intensity of lighting any light or <br />combination of lights shall not cast light that exceeds a meter reading of one foot candle on the <br />travel lanes of adjoining public streets or 0.4 foot candles on adjoining residential property.
