Case #OO-17b, 1887 and 1987 Gateway Boulevard, Planned Unit Development (PUD) <br />Amendment, Welsh Companies <br /> <br />Ms, Chaput explained that the applicant is requesting to modify the existing Planned Unit <br />Development to allow for staff approval of a list of items for both 1987 and 1887 Gateway <br />Boulevard, The owner has found it difficult to sign tenants who need modifications to the <br />exterior of the building due to the two-month PUD amendment process, They would like to <br />streamline this allowing staff approval of the more common modification requests, <br /> <br />The Planning Commission heard the request at their April 5, 2000 meeting, At that time, the <br />request was tabled pending further information trom the applicant, A letter was submitted by the <br />applicant and heard by the Planning Commission at their June 7, 2000 meeting, <br /> <br />Staff does have some ability to approve insignificant changes, Staff has added a few items to the <br />list below that were not requested by the applicant, However, prospective tenants have requested <br />them in the past. Staff would reserve the right to attach conditions as needed or request a formal <br />application with public hearing, if warranted, <br /> <br />I. <br /> <br />The loading dock areas are permitted to have additional overhead dock doors no greater <br />than 15 by 15 feet in size, <br /> <br />2, The installation of drive-in ramps or platforms with the condition that no exterior storage <br />is permitted on the platform areas, <br /> <br />3, The installation of windows or entry/emergency exit doors as long as the door(s) do not <br />affect the aesthetic value of the building, lighting, and pedestrian traffic, <br /> <br />4, Increasing the percentage of the allowable office build-out square footage for each <br />property, <br /> <br />5, Permitting the relocation and replacement or striping of additional parking spaces, <br /> <br />6, Modifications to the exterior light plan, <br /> <br />7, Modifications to the exterior storage requirements of the plan, <br /> <br />Ms, Chaput stated that the Planning Commission recommends approval of items 1,2 and 3 from <br />the above list for this planning case, She added that the applicant withdrew the request for items <br />6 and 7, and items 4 and 5 have been tabled and continued to the next Planning Commission <br />meeting as Plamling Case #00- 1 7 c, <br />
