Page 8 <br />Based on the mix of uses proposed, the use is considered a commercial use for the purposes of <br />evaluation the proposal with the TRC. <br />6.0 Building and Site Development Standards <br />6.1 (a) Building Frontage Designation <br />The Building Frontage designations are established on the Regulating Plan (Attachment 1) to <br />specify certain building and site development standards along each street based on the priority <br />placed on pedestrian-orientation. The General Frontages shall be building frontages not <br />designated as either a Pedestrian Priority or Pedestrian-Friendly Frontage on the Regulating Plan. <br />As the site abuts Old Highway 8, the project is considered to be a General Frontage. <br />The Applicant has included a statement regarding the orientation of the building included in the <br />Descriptions of Requests for Permitted Adjustments or Flexibility Attachment: <br />Ryan has intentionally oriented and strategically situated the building on this site. By <br />locating the minimal amount of loading doors on the southern building façade, this allows <br />the future southern development to both 1) provide screening via the future building <br />structure and 2) provide an opportunity for a future shared loading drive. <br />6.1 (c) Parking and Service Access <br />Off-street parking is required for the proposed use per Table 6-1 at a rate of 1 space per 250 sq. <br />ft. of gross floor area for the Office use and 1 space per 500 sq. ft. of the gross floor area for <br />general manufacturing and 1 space per 1,000 sq. ft. of gross floor area for warehousing or <br />storage. <br />Use Parking Ratio Proposed <br />Sq. Sufficient information is not <br />available to determine the required number of parking stalls, however, the Applicant has stated <br />that per the standards in 6.1, 354 parking stalls would be required. The Applicant is proposing an <br />adjustment to the required parking for a total of 300 parking stalls, with proof of parking shown <br />to meet the required 354 stalls as the TRC requires. <br />Table 3-3: Permitted Adjustments Table allows for the following adjustments to the required <br />parking spaces:
