<br /> <br />Page 10 <br /> <br />The plans appear to show a clearance of 28 ft. based on the elevations. The Applicant is <br />proposing 10 loading docks for an approximate ratio of 1 loading dock per 15,772 sq. ft. Cross <br />docks are not proposed. The proposed loading docks would be located along the southern façade <br />of the building, which would be the side yard. <br /> <br />Details have not been submitted to show how the loading docks would be screened from view <br />from the public right-of-way. While renderings submitted show the long-term development plans <br />with additional buildings to the south of the proposed structure, when constructed the southern <br />façade of the building would be directly visible to all northbound traffic on Old Highway 8. If <br />the area develops as shown on the renderings, structures to the south of the proposal would <br />provide screening, however, there is no known proposal for the building located directly to the <br />south of the proposed structure. The JDA may wish to discuss requirements for a Street Screen <br />for the south side of the building if development of the southern parcel does not begin by a <br />certain time. Further requirements from 6.1 (j) may apply for phased developments. <br /> <br />The Applicant has provided preliminary proposed building heights for the internal of the <br />building as part of Item #2 in Attachment C: <br /> <br />• Restrooms & storage = 8’-10’ typical <br />• Office space = 12’-14’ typical <br />• Engineering lab space = 14’-16’ typical <br />• Manufacturing, machine shop & warehouse space = 28’ typical <br /> <br />The Applicant has stated that where the loading docks are located will conform with the <br />requirement of 24 ft. as measured from the surface of the ground floor to the lowest point on the <br />ceiling. The above heights do conflict with a requirement in 6.2 (c), which is detailed below. <br /> <br />6.1 (h) Measuring Heights <br />iii. Vents, tanks, solar energy systems, HVAC equipment, and other mechanical <br />enclosures shall be exempted from the height limits so long as they do not extend <br />more than fifteen feet (15’) above the roof upon which they are located. <br />iv. Internal building height shall be measured from finished floor to bottom of the <br />structural members of the ceiling. <br /> <br />Information regarding roof mounted mechanical equipment has not been provided. Any proposed <br />would be required to be the standards established within the TRC. <br /> <br />6.1 (j) Phased Developments <br />Due to the long-term development vision within the TRC, certain building form and site <br />development standards may be deferred for phased development projects meeting the following <br />criteria: <br />i. Submission of a site plan that illustrates how development and any related private <br />improvements will be phased over time. Each phase of the site plan shall <br />independently comply with all applicable standards of the TRC unless a Permitted <br />Adjustment is granted.
