<br /> <br />Page 12 <br /> <br />(i) Facades greater than sixty feet (60’) in length along all Pedestrian Priority <br />Frontage, Pedestrian-Friendly Frontages and Civic/Open Spaces shall meet the <br />following façade articulation standards: <br />1. Include facade modulation such that a portion of the facade steps back or <br />extends forward with a depth of at least twenty-four inches (24”)(see Figure <br />7-3). <br />2. The distance from the inside edge of a building projection to the nearest <br />inside edge of an adjacent projection shall not be less than twenty feet (20’) <br />and not greater than sixty feet (60’) (see Figure 7-3). <br />(ii) All other facades shall be articulated by at least one discernable architectural <br />element every twenty feet (20’). Such architectural elements include, but are not <br />limited to: <br />1. Changes in material, color, and/or texture either horizontally or vertically at <br />intervals not less than twenty feet (20’) and not more than sixty feet (60’) (see <br />Figure 7-3); or <br />2. The construction of building entrances, bay windows, display windows, <br />storefronts, arcades, façade relief, panels, balconies, cornices, bases, <br />pilasters, or columns (see Figures 7-4). <br /> <br />The Applicant has submitted a statement regarding the Façade Composition as Item #4 in <br />Attachment C, however, staff believes that the façade was designed with the wrong standards. <br />7.3 (a) (i) specifies that it applies to façades along “Pedestrian Priority Frontage, Pedestrian- <br />Friendly Frontages and Civic/Open Spaces.” The proposed structure is along a General Frontage <br />on the west side and therefore the entire structure façade should be subject to 7.3 (a) (ii). <br /> <br />Figure 7-3 (with markups) <br /> <br />The Applicant’s states in Item #4 in Attachment C): <br />Per Figure 7-3 above, there is no minimum depth for the articulation, and our project falls <br />within the General Street Frontage category.
