<br /> <br />Page 13 <br /> <br />busy/incredibly choppy, and we don’t believe that is the intent of this requirement. <br />Additionally, this industrial use does not fit in the categories listed in Section 7.3 above. <br /> <br />Table 3-3: Permitted Adjustments Table allows for the following adjustments to the building <br />frontage: <br /> <br /> <br /> <br />Further, the adjustment must be to accommodate specific needs established in Table 3-3 <br />including porte-cocheres for drop-off and pick-up; or existing buildings and site elements; or <br />other required transit, bike and pedestrian related, storm water drainage, water quality, or low <br />impact development (LID) elements on the site. The request from the Applicant does not appear <br />to align with any of these conditions. If the Applicant wished to move forward with a proposal <br />that included fewer architectural articulations on the façade, the TRC Amendment Process would <br />be required to change the code. <br /> <br />The application has not been reviewed for compliance with all aspects of the building design <br />standards of the TRC due to this being reviewed at the concept stage. The Applicant is required <br />to provide an analysis or statement of conformance with the future land use application <br />submittal. A full review will be performed with the submittal of an application for a formal <br />decision. <br /> <br />7.4 Non-Residential, Mixed-Use, and Large and Medium Multi-Family Residential Building <br />Materials <br /> <br />(b) On General Frontages, primary building structures shall have a minimum of forty <br />percent (40%) of the following primary building materials: <br />(i) Masonry (individual brick, stone, cast stone, etc. that is mortared in place) <br />(c) Secondary materials shall only be used for up to forty percent (40%)of the primary <br />building façade for Pedestrian Priority and Pedestrian Friendly frontages. On <br />General Frontages, secondary materials may be used for up to sixty percent (60%) of <br />the primary building façade. <br />(i) Secondary materials include: <br />1. Architectural metal with matte finish <br />2. Cementitious fiber
