Plans shall be revised to show compliance with <br />the standards in 7.5. <br /> <br />The plans show tree plantings along Old Highway 8 outside of the right-of-way. These would not <br />effectively shade the path/sidewalk to the west of the property. A full landscaping plan has not <br />been submitted and would be required for a formal submittal. <br /> <br />7.7 Design of Automobile Related Building and Site Elements <br />(e) All off-street loading, unloading, and trash pick-up areas shall be located along alleys or <br />General Frontages only unless permitted in the specific building form and development <br />standards in Section 6 of this Code. If a site has no General Frontage or Alley access, <br />off-street loading, unloading, and trash pick-up areas may be permitted along a <br />Pedestrian-Friendly or Spine Road Frontage. <br /> <br />The proposed off-street loading docks and dumpster are proposed on the south side of the <br />building, where the building does not abut a road. <br /> <br />(f) All off-street loading, unloading, or trash pick-up areas shall be screened using a Street <br />Screen that is at least as tall as the trash containers and/or service equipment. The Street <br />Screen shall be made up of (i) a living screen or (ii) a combination living and primary <br />building material screen. <br /> <br />Plans show a dumpster located on the south side of the building near the loading docks. A Street <br />Screen does not appear on the plans and would be required for the dumpster. A Street Screen is <br />defined within the TRC as: <br />A freestanding wall or living fence or combination fence built along the frontage line or <br />in line with the building façade along the street.
