Engineered wood <br />(e) For tilt-up wall construction, a veneer system of materials shall be used to come into <br />conformance with the above listed materials. <br /> <br />The application has not included details regarding exterior finish materials. Any future submittal <br />for formal approval would be expected to identify these materials on an elevation of the building <br />and provide calculations regarding the percentage makeup of all materials throughout the <br />building. <br /> <br />The Applicant has stated in Item #5 of Attachment C: <br /> <br />Ryan has incorporated inset precast panels along the building façades which creates <br />articulation on the longer elevations. The reveals provide a transition for color and create <br />texture along the precast panels in both the horizontal and vertical directions across the <br />entire building. Every few feet there is an intentional design element. Textured paint is <br />also planned to be used on flat surfaces between design elements to maintain visual <br />interest throughout. <br /> <br />7.5 Shading Requirement <br />Shading of public and publicly accessible sidewalks, especially sidewalks located along <br />Pedestrian Priority and Pedestrian-Friendly frontages shall be important to implementing the <br />vision for walkable mixed-use in the Plan Area. Shading may be achieved through any <br />combination of canopies, awnings, street trees and other similar devices. To this end, the <br />following standards shall apply (see Figure 7-5): <br />(a) Shaded sidewalks shall be provided alongside at least: <br />(ii) Fifty percent (50%) of all building facades with frontage along an off-street surface <br />parking lot <br />(b) When adjacent to a surface parking lot, the shaded sidewalk shall be raised above the <br />level of the parking lot by way of a defined edge, such as a curb. ADA ramps along the <br />building must also be shaded. <br />(c) A shaded sidewalk must meet the following requirements: <br />(i) Along a street, a shaded sidewalk shall comply with the applicable sidewalk <br />standards for its designated street type. If not otherwise required, the shaded <br />sidewalk shall provide trees planted no more than fifty feet (50’) on center. <br />(ii) Along any surface parking adjacent to the building (both off-street or on street), the <br />shaded sidewalk shall consist of a minimum five foot (5’) clear zone and five foot (5’) <br />planting zone, planted with trees no more than fifty feet (50’) on center, or a five foot <br />(5’) clear zone with a minimum five foot (5’) wide over- head weather protection. <br /> <br />The submitted plans do not appear to provide shading through canopies, awnings, street trees, <br />and other similar devices for the publicly accessible sidewalks that abut the building facades with
