Sidewalk cafes, landscaping within <br />tree-wells or planters may be incorporated within this area. (see Illustration in Section <br />6.1) <br />(g) Placement of trees shall not impede the clear vision area as required in Section 1325.05, <br />Subsection 1 of the AHC. <br /> <br />The Applicant is showing the presence of street trees on the renderings included with the <br />submittal, but details have not been provided. Street trees will be required based on County <br />standards and plantings should be designed to meet the standards within the TRC and County <br />specifications due to Old Highway 8 being a County Road. A Landscaping Plan is required with <br />the formal submittal. <br /> <br />10.4 Screening Standards <br />(a) Street Screen Required: Any surface parking lot with frontage along a public right of way <br />shall be defined by a three-foot (3’) high Street Screen (see Figure 10-2). Furthermore, <br />along all streets (except alleys), service areas and ground-mounted utility equipment <br />shall be screened in such a manner that the service area shall not be visible to a person <br />standing on the property line on the far side of the adjoining street (see Figure 10-3). <br />Required Street Screens shall be of one of the following: <br />• The same building material as the principal structure on the lot or <br />• A vegetative screen composed of shrubs planted to be a minimum of seventy-five <br />percent (75%) opaque at maturity, or <br />• A combination of the two. <br />i. Street Screens cannot block any required sight triangles along a cross street or <br />driveway. <br />ii. Street Screens may include breaks to provide pedestrian access from any surface <br />parking or service area to the public sidewalk. <br />(b) Screening of Roof Mounted Equipment: All roof mounted mechanical equipment (except <br />solar panels) shall be screened from view of a person standing on the property line on the <br />far side of the adjoining street (see Figure 10-3). The screening material used shall be <br />the same as the primary exterior building material used. <br /> <br />Details regarding screening have not been provided, but screening of various levels is expected <br />to be required for surface parking lots, service areas, ground-mounted utility equipment, and any <br />roof mounted equipment. Screening should be designed to meet the standards for the TRC. <br /> <br />10.5 Street Lighting <br />Street lighting should be provided on Spine, Town, Collector and Collector with Trail roads. <br />Refer to Arden Hills Public Works Design Manual for lighting palette. The following standards <br />shall apply for pedestrian scale lighting: <br />(a) Vehicular lighting shall be a maximum of thirty feet (30’) in height and pedestrian- <br />oriented lighting a maximum of eighteen feet (18’) in height.
