-A"ENILLS <br />CITY OF ARDEN HILLS <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />RESOLUTION NO.2025-016 <br />RESOLUTION APPROVING A PLANNED UNIT DEVELOPMENT AMENDMENT <br />AND SITE PLAN REVIEW AT 4200 ROUND LAKE ROAD W <br />WHEREAS, City Staff received a complete land use application for a Planned Unit <br />Development Amendment and Site Plan Review for the property located at 4200 Round Lake Road <br />W ("Subject Property"); and <br />WHEREAS, to construct this proposal, Rick Ferraro ("The Applicant") is seeking <br />flexibility to allow for an increase in the amount of sign area permitted for auxiliary signs and <br />allow for flexibility of commercial text on the sign faces on the Subject Property; and <br />WHEREAS, the original Planned Unit Development for the Subject Property did not <br />include a request for flexibility on freestanding signage and proposed auxiliary signs up to 4.5 <br />square feet; and <br />WHEREAS, the Subject Property is located in Sign District 6, which allows auxiliary <br />signs with a maximum size of 6 square feet. Commercial messages are not permitted on auxiliary <br />signs. The Applicant is proposing three (3) auxiliary signs up to 6 square feet with business names <br />on the auxiliary signs; and <br />WHEREAS, the Subject Property is zoned GB, Gateway Business District and is guided <br />as Light Industrial & Office on the Land Use Plan; and <br />WHEREAS, adjustments to the requirements and standards for the height, number, type, <br />lighting, area, and/or location of a sign or signs established by this Chapter may be approved with <br />a Site Plan Review or a Planned Unit Development process as described for in Section 1320 and <br />1355 of the Zoning Code; and <br />WHEREAS, pursuant to Minnesota State Statute, the City must act on this request by <br />February 4, 2025 (60 days); and <br />WHEREAS, the City provided the petitioner with a written extension based on meeting <br />schedules over the winter holiday period for an additional 60-day review period, meaning the City <br />must act on this request by April 5, 2025 (120 days); and <br />WHEREAS, the City Council directed Staff to prepare a Land Use Application Public <br />Policy Notification to notify all property owners within 1000 feet of Subject Property when a <br />request for the Planning Commission is to occur related to a land use application that requires a <br />public hearing; and <br />Page 1 of 3 <br />
