WHEREAS, the City's obligation has been met where the Arden Hills Planning <br />Commission did hold a public hearing on January 8, 2025. All written comments submitted in <br />advance of the meeting were presented to the Planning Commission. All persons present at said <br />meeting were given an opportunity to be heard and present written statements; and <br />WHEREAS the Planning Commission considered the Applicant's request for a Planned <br />Unit Development Amendment and Site Plan Review and, as such voted 5-0 in favor of <br />recommending approval with conditions. <br />NOW, THEREFORE, BE IT RESOLVED THAT THE CITY COUNCIL OF THE <br />CITY OF ARDEN HILLS: <br />Herby adopts Resolution 2025-016 approving Planning Case 2024-020 for a Planned Unit <br />Development Amendment and Site Plan Review for the property located at 4200 Round Lake Road <br />W to install the proposed auxiliary signage with the proposed commercial messaging on the <br />Subject Property. <br />BE IT FURTHER RESOLVED that City Council approves Planning Case 24-020 for a <br />Planned Unit Development Amendment and Site Plan Review for the property located at 4200 <br />Round Lake Road W, based on the findings of fact and the submitted plans in the February 10, <br />2025 Report to the City Council, as amended by the following conditions: <br />1) All conditions of the original Preliminary/Final Plat, Planned Unit Development, <br />Conditional Use Permit, and Site Plan Review and their corresponding resolutions shall <br />remain in full force and effect. <br />2) The project shall be completed in accordance with the submitted plans as amended by <br />the conditions of approval. Any significant changes to these plans, as determined by <br />the Community Development Director, shall require review and approval by the <br />Planning Commission and City Council. <br />3) A violation of any condition set forth in the permit shall be a violation of this Code and <br />shall be cause for revocation of the permit. <br />4) A separate sign permit shall be required for all proposed signs. <br />5) The final location of auxiliary signs shall be subject to the approval of the PW <br />Director/City Engineer and shall comply with comments as provided within the <br />application review. <br />6) The proposed signs shall conform to all other regulations in the City Code. <br />7) The Applicant will meet with the Property Owner to discuss granting an easement to <br />the City of Arden Hills for gateway signage to be installed along 694-35W or consider <br />adding City of Arden Hills to any monument sign planned for the future and provide <br />written documentation by March 30, 2025. <br />Page 2 of 3 <br />
