<br />Council Meeting Minutes <br /> <br />-5- <br /> <br />August 27, 1973 <br /> <br />After review of tho survey, Hollenhorst moved that the Council con- <br />cur with the Board of Appeals and Planning Commission's recommenda- <br />tions, anti approve the variance for the ~arage, as reauested, at <br />3417 Lake Johanna Blvd. Motion was seconded by Dlmen and carried <br />unanimously. <br /> <br />Case No. 73-7, Mrs. Farkas-=-!21-Split <br /> <br />Hollenhorst reviewed the Planning CommiSSion's recommendations of <br />August 21, /973. and correspondence from Attorney lynden end Planner <br />Shetler. . - <br /> <br />. <br /> <br />After review of the Registered land Survey, depicting the lot spilt, <br />and discussion of procedure regardinf' park and road dedication, <br />Hollenhorst moved that the Council approve the Registered Land Surw~y, <br />authorizing Its execution by ~ha ~ayor and Clerk Administrator, sub- <br />Ject to the private 30' roadway easement (to be prepared by Attorney <br />lyndon), convertible to a public road aasem9nt at such tIme as the <br />adjacent property to the south Is platted; subject to receipt of a <br />$1,000 cash donation to the Village for park dedIcation. Gustafson <br /> <br />(See Attorney lyndon's Reportl <br /> <br />Case No. 73-28, Dreyfus Interstate Development Co. <br />Special Use Por.mit and Re~onina Applications <br /> <br />Mr. Dan Nordby revIewed the proposed PUD amended site plan, which, <br />at the recommendation of the Planning Commission and Parks and <br />RecreatIon Committee now consists of the following: <br /> <br />a) 16 single famlly lots in the southern portion <br />of the site. ($48-58,000 homes) <br /> <br />b) 4 apartment buildings of 18 units eachln the <br />ncri.hl1estern portion of the site - 50% I-bedroom, renting <br />at $175-200/month; 50% 2-bedroom, renting at $245-260/month. <br /> <br />c) 68 c I ustar s i fl91 a-l'am i I y homes i nthe center of the <br />slT<?i. <br />d) 5.5 Acres dedIcated park in the southwest corner of the <br />site. <br /> <br />e) .~ pedestrian and bicycle path ,dong trill sou';-h of the site, <br />extending from the p6rk to the commerqial area north of <br />the site (bituminous path to be 5' wld~ ~nd 2" thick). <br /> <br />Mr. Dave Bennett, Architect, described the proposed single-family <br />c1uster houllnp cOhcapts proposB~ and plans and exterior renderings <br />were reviewed. <br /> <br />. <br /> <br />Mr. Crichton noted that some of the proposed homes do not meet the <br />~inlmum 855 sq. ft ground floor area per dwelling unit. <br /> <br />Mr. Nordby said this requirement had not been discussed, and he was <br />not aware that It pertained to planned unit dovelopments. <br /> <br />Mr. Nordby showed elevatIons of the proposed nnRrtment buildings, <br />and described the slzas of the apartment units as follows: <br /> <br />I Bedroom 649 sq. ft. <br />2 Bedroom - 917 sq. ft. <br /> <br />General plans for sewer and water connections and dralnege of surface <br />water ware discussed, detailed engineering plans not prepared at this <br />time, <br /> <br />Mr. Bob Walsh, MI I!er, Me!by and Henson, Architects, described the <br />site plan and shewed elevations of the '!.C.
