The 2nd <br />phase addition to tho building, also 30,000 sq. ft., 15 proposed to <br />extend to the west, r~quiring the additional R-B zoning of 2.62 acres. <br />He explained that the employee parking is proposed at the west side <br />of the building, also visitor parking in front and a service entry <br />on the south side. <br /> <br />. <br /> <br />Elevations of the building were shown. <br />as being three stories in front and two <br />to be of steel and masonry construction <br />The building will have two elevators. <br /> <br />Hollenhorst referred the Council to the Planning Commission minutes <br />of August 21, 1973, reporting that the Planning Commission has <br />recommended Council approval of the lend use for a planned unit <br />development and also recommended Council approval of the rezonJng <br />reques.... <br /> <br />The buildinQ was described <br />stories In the rear. It's <br />with horizontal windows. <br /> <br />After discussion, Hollenhorst moved that the Council approve the <br />Special Use Permit for a planned unit development of single family, <br />cluster homes and apartments, subject TO: <br /> <br />I. Omission of one 18-unit apartment building, leaving <br />a total of 72 apartment units; total of ell housing <br />units (single family, cluster homes and apartments) <br />not to exceed 160 units. <br /> <br />2. Architectural aes+het!cs to be resubmitted for ,"evlew <br />by the Planning Commission. <br /> <br />3. Provide a further detailed traffic study to provide <br />additional access to County Road E, or to the service <br />road of Highway 51, No apartment building permits <br />to be Issued until street matter is resolved and <br />Council has approv.d plans for a second exit. <br /> <br />4. This approval does not include allproval of the 2.62 <br />acres requested to be rezoned to R-B. <br /> <br />5. Site to include a 5.5 acre dedicated park. <br /> <br />6. Approval and execution of an open space easement <br />agreement. <br /> <br />7. Cluster homes to be exempt from the minimum 865 sq. ft. <br />ground floor area. <br /> <br />B. Sixtoon traditional single famIly homes are not <br />exempt from this requirement and are to be of one <br />of tho three home designs submitted with Case No. <br />73-28, or of comparable size and value. <br /> <br />. <br /> <br />9. Approval of all utility and drainage plans by the <br />Village Engineer and Council. <br /> <br />Motion was seconded by CrIchton snd carried unanimously. <br /> <br />Case No. 73-28, Rezoning Application - Dreyfus interstate <br />_.-12~1.9pment Co!2.2!:l!!l.Q~._ . <br /> <br />Hollenhorst reported that the Planning Commission recommends Council <br />approval of the rezoning of 2.62 acres, from A-I to R-B, located <br />west and adjacent to the oxlstlng R-b 3.30 acres, contingent on Its <br />use for an office building as outlined in the Dreyfus proposal. <br /> <br />in discussion, Mr. Nordby pointed out the confusion regarding the <br />size of the R-B zoned portion of the parcel, explaIning that it <br />has been referred to as a 6-acre parcel by C. G, Rein, St. Paul <br />Bible COllege and Dreyfus Corp., over the past 5-6 years and the <br /> <br />_h_ <br />
