I defer matter <br />to May 27th Councl I Meeting pending the following: <br />I. Lynden to prepare permit comprising conditions of the <br />Building Permit, Bid Package 61. <br />2. Receipt of copies of letter of drainage easement, permitting <br />water run-off onto adjacent parcels. <br />3. Feyerelsen, Buckley and Cardiac Pacemakers' to negotiate <br />park dedication requirement for" Counci I consideration. <br />4. Receipt of Final Grading and Final Site Plan. <br /> <br />. Motion carrleo;! unanimously. <br /> <br />CC~!O. 75-6, Arden Manor - Amended Special Use Permit <br />Adams submitted a revised site plan (5-19-75), and Fredlund compared <br />it with the previous site plan, noting the required changes which <br />he,d b~)en I ncorporated. Fred I und referred Council to his memo of <br />5/19/75 r. review of the previously submitted landscape plan for <br />A,"den Manor. <br /> <br />CoufCI I referred Adams to the draft of the Amended Special Use Permit <br />and Adams stated'that he has read the draft and that It covers the <br />matters which Counci I has discussed with him. Adams indicated that <br />it appears that the legal description omits lot 2 block 5, which <br />should probably be corrected. Matter of legal description was <br />t-efel-red by Council to the Village Attorney fOr verification that <br />it in fact describes plan submitted (5/19/75). <br /> <br />Adams asked Counc! I to permit occupancy on the second phase (next <br />49 lots) prior to completion of the Community Building; stating he <br />will lose 2 months of sales if he cannot gi ve occupancy I n next <br />phase soon - first 51 lots are almost all rented now. Adams stated <br />he hopes to schedule test of balance of constructed sewer lines <br />next week. <br /> <br />Woodburn noted completion of InterIor of Community Bul !dlng wi I I <br />probably require the most time; suggesting that bul Idlng could <br />probably provide shelter for the residents when the exterior is <br />completed. <br /> <br />Wingert said the limitation on the 51 lots was made to assure the <br />residents of services .for which they are paying rent - main concern <br />is shelter; even a casual shelter wi II take a mo~th to complete. <br /> <br />Feyerelsen Indicated that he could see some leniency if the exterior <br />of the Community Building Is completed. <br /> <br />. <br /> <br />In discussion of the landscape plan (5/19/75) the following additional <br />amendments were requested to be made by Council: <br />I. Include fence detail. <br />2. Move sign locations to required 25' from property line. <br />3. Include sign lighting detail. <br />4. In,dlcate access road easement to park area. <br />5. Add to landscaping behind homes adjacent to Arden Manor <br />along Highway 10 (Adams agreed that Russian Olive could <br />be added) to provide more ~creenlng. <br /> <br />In review of the <br />we ra made: <br />I. page 4, <br />2. page 4, <br />3. page 5, <br /> <br />Amended Special Use Permit, the following changes <br /> <br />4. <br /> <br />F 4.12 - Insert first "IOO"....~.ltll.CIt)ttad. <br />I 4.18 - add: "as shown on ~ape plan", <br />III B. - add: "exterior of the" ':... and the <br />exterior of the Community Bui Iding has <br />been satl sfactori Iy comp leted." <br />page 5, III D. - add: "Community Building" "... until the <br />recreational faci litles, swimming pool, <br />Community Building and all landscaping..." <br />page 6, III F. - add paragraph F.
