The conversation included a discussion of in which zoning <br />districts the land use was currently permitted and the regulation of thrift store uses by conditional <br />use permits. Direction was given to staff to provide information on the current zoning language <br />for thrift store uses for discussion at a future City Council Work Session. <br /> <br />Arden Hills Zoning Code Text <br /> <br />Background of Arden Hills Zoning Code Text for Thrift Stores <br />In March 2015, the City Council approved Planning Case 13-017 for an amendment to the Master <br />PUD at 1201 County Road E. 1201 County Road E is located in the B-2 General Business District. <br />The PUD Amendment updated the approved Site Plan for the property to allow for the construction <br />of a 17,743 square foot retail building and associated parking and landscaping improvements at <br />the corner of County Road E and Lexington Avenue. The building was proposed as a Goodwill <br />retail location. <br /> <br />In Planning Case 13-017, the proposed principal use of the building was classified as retail sales <br />and services under Section 1305.04 Definitions of the Zoning Code and was a permitted use in the <br />B-2 General Business District. The proposed use included a donation processing component which <br />was evaluated as warehousing, a permitted accessory use in the B-2 District.
