Mr. Ringwald <br /> reported that they were also not present at the Planning Commission meeting. <br /> In response to Councilmember Aplikowski, Mr. Ringwald reviewed the existing floor plan and <br /> area of expansion. Councilmember Aplikowski asked where else the addition can be located. <br /> Mr. Ringwald explained the project can be minimized by using a stoop rather than a deck to <br /> provide an access point into the kitchen, In terms of the overall size and scope, the existing 132 <br /> square foot kitchen is in keeping with most kitchens and not unreasonable in area, <br /> Councilmember I~Iicks asked why the house is twisted on the lot as it is. Mr. Ringwald pointed <br /> out the general location of the house to the east. He advised that most of the homes were an <br /> original cottage-type of home with unusual configurations, <br /> Mayor Probst stated, perhaps, the homes were located to be parallel with thc lake, <br />. COlmcilmember Hicks noted there is adequate space on the lot to construct a deck from the living <br /> room, <br /> MOTION: Malone moved and Hicks seconded a motion to deny Planning Case #97-24, <br /> Arlyn Solberg, 3232 North Hamline A venue, side yard variance for a house and <br /> deck addition based on the rationale that there is no demonstrable hardship or <br /> function of the property to justify the variance, <br /> Councilmember Aplikowski stated she can understand allowing one or the other and does not <br /> support deniaL <br /> The motion passcd 4-1 (Aplikowski), <br /> 3. Case #97-05, PUD Amendment, North Heights Lutheran Church <br /> Mr. Ringwald explained that North Heights Lutheran Church is requesting approval of a <br /> modification to the materials used on the exterior elevation of their building addition. It was <br /> noted that the Council reviewed and then tabled this request at its October 27, 1997 meeting to <br /> allow the applicant to return with very specific plans for improving aesthetics with brick or other <br /> materials that will provide a permanent surface and/or is in line with the existing building and <br /> image intended. Hc reviewed the revised elevation of the gymnasium to incorporate brick on the <br />. upper elevation with the lower elevation being screened by vegetation. Mr. Ringwald stated he <br /> believes this addresses the Council's request for more design on the building elevations. <br /> ------------- <br />
