<br />. <br /> <br />. <br /> <br />. <br /> <br />ARDEN HILLS CITY COUNCIL - MARCH 30. 1998 <br /> <br />15 <br /> <br />on a significantly sized parcel but this lot is below the minimum size requirement so it cannot <br />meet the parking lot setback rcquirements. To provide for reasonable use, the Planning <br />Commission recommends approval of those setback variances. <br /> <br />Mr. Ringwald reported that the Planning Commission recommends approval of Planning Case <br />#98-06, Site Plan Review for a 15,000 square foot office with a lot size variance based on the <br />"Findings - Lot Size Variance" contained in the staff report and the parking lot setback variances <br />based on the "Findings - Parking Lot Setback Variance" at 1160 Red Fox Road subject to the <br />following conditions: <br /> <br />I. Compliance with the requirement of the Rice Creek Watershed District, <br />2. Modification of the landscape plan to provide for two 5 caliper inch trees rather than two <br />4.5 cali per inch trees. <br />3. Modification of the sign location to be consistent with the Sign Ordinance (20 feet from <br />Red Fox Road). <br />4. The owners shall provide a statement of intent of a possible building of a mezzanine. <br />5. Parking spaccs shall be moved five fect from the building and pavement improvements <br />be made to the easement. <br /> <br />Councilmember Hicks stated he understands the building request does not include the <br />mezzanme. <br /> <br />Mr. Scott Roberts, applicant, eXplained that if they get a tenant that needs a mezzaninc they <br />will build it at that time. <br /> <br />Councilmcmbcr Hicks asked if the parking on the plan, as proposed, allows for the additional <br />mezzanine space. Mr. Ringwald explained the applicant is currently providing ten more parking <br />spaces than required but the issue is the use of the mezzanine (office or storage) which requires <br />different ratios of parking. <br /> <br />Councilmember Hicks noted two corrections needed to Mr. Robert's letter regarding size of <br />landscaping and the setback of the parking lot. Mr. Ringwald advised these issues are correctly <br />identified on the site plan. <br /> <br />In response to Councilmember Malone, Mr. Ringwald suggested the sidewalk be concrete rather <br />than gravel. <br /> <br />MOTION: <br /> <br />Councilmember Malone moved and Councilmember Hicks seconded a motion to <br />approve Planning Case #98-06, Scott Roberts, 1160 Red Fox Road, Site Plan <br />Review, for a 15,000 square foot office with a lot size variance based on thc <br />"Findings - Lot Size Variance" contained in the staffreport and the parking lot <br />setback variances based on the "Findings - Parking Lot Setback Variance" subject <br />to the conditions listed above and conditioned on the mezzanine being constructed <br />according to Code requirements and the installation of a concrete sidewalk. <br /> <br />Mayor Probst stated he will support the request and suggested the Council readdress their <br />development vision of the Red Fox area. <br />
