<br />Minutes of Regular Council Meeting <br />Page five <br /> <br />June 27,-1977 <br /> <br />certain corner areas from Soo Line; noted that all necessary easements <br />will be added to "hard shell" of plat, before it Is executed. <br /> <br />Lift Station No.5 Revisions - Bid Award <br />Christoffersen referred Council to his letter of 6/21/77. <br /> <br />Woodburn moved, seconded by Wingert, that Council award the contract <br />to the low bidder, Metro Engineering, Hamel, Minnesota, in the amount <br />of $69,937.00 for Lift Station No.5 Revisions. Motion carried <br />unanimously. <br /> <br />. <br /> <br />Case No. 77-11. Janet Estates <br />A. Feasibility Report <br />Christoffersen referred Council to the Feasibility Report of <br />Janet Estates and to the 5 recommendations outlined in the <br />report letter (6/24/77). <br /> <br />After discussion, Engineer Dolan advised that the developer has decided <br />to construct the streets and utilIties, rather than pursue construction <br />by the City; wi I I post the required bond and enter Into a Development <br />Agreement with the City: will reimburse City for Engineering costs <br />Incurred In feeslbl Ilty report. Dolan said that construction will be <br />In accord with plans and specifIcations approved by the City Engineer <br />as per Feasibility Report submitted. <br /> <br />B. Janet Estates ~ Flnel Plat Approval <br />Wingert reviewed the Final Plat of Janet EstateS (presented <br />to the Planning Commission on 6/7/77) which Incorporates Lot <br />8, Block 2 (formerly Lot 3, Houle AddItion) and provides <br />direct access to lot 7, Block 2 from the ValentIne Crest Road <br />cul-de-sac. <br /> <br />Attorney Lynden noted that he has not, to date, rendered a <br />Title OpInion on this plat, which Is required by the Sub- <br />division Ordinance: has not received the abstract. Dolan <br />said he Is not aware of this but will notify Skyline Builders <br />of the requIrement. <br /> <br />in discussion re changes which wi II be required, as the result of the <br />Feasibility Study, Dolan said that he will submit a surveyor's <br />certificate at the tIme of signing, If Council would like, indicating <br />that all the lots are 14,000 sq. ft. or more: one line will have to <br />be moved on the Flna! Plat which was submitted for approval. <br /> <br />Christoffersen noted that the south 15 feet of lots I, 2, 3,4, Block <br />I and lots 6 & 7, Block 2, be dedicated for public easements, along <br />with the north 15 feet of outlot A (uti Ilty easements). <br /> <br />Dolan agreed that these modifications ere in order - have already <br />shown the easements on the plat submitted. <br /> <br />Berm cover of the proposed sewer line and drainage of the plat was <br />.. described by Christoffersen. <br /> <br />After discussion, Wingert moved, seconded by Woodburn that Councl I <br />approve the Final Plat of Janet Estates with the following contingencies: <br /> <br />I. Posting of the necessary bonds and execution of a Development <br />Agreement approved by the City Attorney. <br />2. Plat to be re-drawn to show the changed street alignment and <br />subsequent lot line adjustments. <br />3. Construction of the streets and utilities to be in accordance <br />with the Feasibility Study prepared by the City Engineer. <br />4. Open natural dralnageways to remain open for surface drainage <br />untl I the underground drainage system .1 s complete. <br />5. Satisfactory resolution of park dedication. <br />6. Reimbursement of City Engineering costs for preparation of <br />Feasibility Study. <br />Motion carried unanimously. <br /> <br />-5- <br />
