<br />. <br /> <br />. <br /> <br />,- <br /> <br />this point, which is just south, this is a frontage road, from <br />this point which is just before it turns to the north, clear over <br />to Lexington Avenue. Currently Grey Fox Road is a 32 foot wide <br />street extending to this portion, it has ~urb and gutter and it <br />was designed as a nine ton load. On this side it's a 32 foot <br />wide street, it does not have curb and gutter, and it has a nine <br />ton structural load. <br /> <br />As proposed, there are two alternatives. One is to con- <br />struct a road 36 feet wide, a typical section as shown in this, <br />36 feet wide between curb and gutter, or 46 feet wide. So this <br />would be, instead of 36 it would be 46. There are two proposals. <br />Construct concrete curb and gutter up to the standard M.S.A. <br />requirements. As mentioned, Grey Fox Road does not extend com- <br />pletely through so it would require the construction, or to <br />build practically from scratch, this segment of road between <br />Dunlap and the western portion, the easterly portion of the <br />western part of Grey Fox Road. There are existing utilities <br />to consider in this potential construction. This illustrates <br />the sanitary sewer wi thin the vicinity.. As you'll notice, it <br />goes up near where the railroad spur line was located and also, <br />another segment goes easterly on Grey Fox Road, it terminates at <br />this point. There is no sanitary sewer in this location for <br />Grey Fox Road. We have investigated this to determine whether <br />or not there would be a sewer extended on the westerly portion. <br />It cannot physically be constructed because the elevation of this <br />sewer is higher than the road at this one location. Therefore, <br />there are two potential properties that may need sanitary sewer <br />on this westerly portion, one being the segment here which is <br />owned by Tri-State Land Company, I believe, and the other one is <br />an open space in this area, next to the (inaudible) trucking <br />terminal I believe. Sewer service in this area will have to be <br />from this direction over to the sewer and can be achieved <br />because it's higher ground, it's much higher than the road it- <br />self, so additional sewers would have to be constructed UP in <br />this area somewhere. Down in this area, the sewer to serve this <br />piece of land if it was ever developed would have to be sewered <br />back to this manhole. <br /> <br />By the way, there is another portion of property in this <br />location, it has had some activity in the past, it's behind <br />the Gould property. There have been questions of how they will <br />get sanitary sewer in that location. This is in a very flat <br />grade and is very shallow. It was proposed under this proposed <br />street improvement to construct a stub off to the property line <br />for future extension back to this property. There is another <br />potential that the property owner may wish to consider in the' <br />development of this, and that's to connect to an existing sani- <br />tary sewer in Shoreview. This would take action by the Shore- <br />view Council and the Arden Hills Council if that was to occur. <br />So there are two potentials on that. That is the only sanitary <br />sewer proposed on this particular improvement. <br /> <br />Existing water facilities are shown, watermain running again <br />up to Grey Fox Road, westerly in this direction all the way <br /> <br />2 <br />
