ARDEN HILLS SPECIAL CITY COUNCIL WORK SESSION — JULY 14, 2025 10 <br />City Administrator Jagoe will verify the language and follow up. <br />Councilmember Weber asked if it makes sense to make it a conditional use in all business <br />districts. <br />City Administrator Jagoe said daycares are allowed, as a conditional use, in residential and <br />house of worship is under residential. She will look into the language for commercial and clean it <br />UP. <br />Councilmember Holden wanted to discuss Storage, exterior. We have always made sure people <br />have stored items out of sight. <br />Councilmember Weber pointed out that they are recommending it "with standards". He is <br />curious what the standards are. <br />Councilmember Holden agreed, that would be helpful. She doesn't want people building <br />something and have all their equipment out there. <br />City Administrator Jagoe said the only standard that we allow exterior storage is for <br />Manufacturing & processing: Class 2, which is limited to the I -Flex District. The consultants <br />mirrored that, to be clear that is accessory to only that use. We aren't going to introduce the <br />Construction contractor yard so the only use that allows the accessory outdoor storage is for <br />manufacturing & processing: Class 2. That's the standard. <br />Councilmember Holden asked if the Primer Tracer is manufacturing 2. <br />City Administrator Jagoe said they would have to request rezoning. <br />Councilmember Holden asked if they are a 2 or a 1. <br />City Administrator Jagoe said part of this discussion is if we want to eliminate I-2. That would <br />leave just I-1 or I -FLEX. They would be the higher I-1. We'll probably have more intense <br />industrial uses where I -FLEX will be the bridge of commercial and industrial. <br />Councilmember Holden is concerned about the undeveloped corner of 694 and 35W. It is hard <br />for anyone to find a place to park their garbage overnight or when they aren't using it. She would <br />not want to see that area become an eye -sore. <br />City Administrator Jagoe said we aren't introducing anything in the Gateway Business District. <br />It would be tied to the manufacturing and processing. She thinks the Primer Tracer end user will <br />come in and ask for the I-1 zoning. <br />Councilmember Holden asked if people could do outdoor storage over by Lexington. <br />City Administrator Jagoe said no. Manufacturing and processing, Class 2 is the only type of use <br />that allows exterior storage. <br />Discussion ensued about where the undeveloped land at 694 and 35W is, that Councilmember <br />Holden brought up. <br />
