Attachment A <br />(Reserved. for recording) <br />CITY OF ARDEN HILLS <br />RAMSEY COUNTY, MINNESOTA <br />2ND AMENDMENT TO <br />PLANNED UNIT DEVELOPMENT AGREEMENT <br />GATEWAY INTERSTATE DEVELOPMENT <br />(Planning Case #24-020) <br />This Amendment is dated the day of , 2025, and is entered into by and between the <br />City of Arden Hills, a Minnesota municipal corporation ("City") and Altus Gateway Co - <br />Investor, LLC, a Missouri limited liability company and Altus Gateway, LLC, a Missouri <br />limited liability company (collectively known as the "Developer"). <br />RECITALS <br />A. The City and Scannell Properties #486, LLC previously entered into a Development <br />Contract and Planned Unit Development Agreement dated February 8, 2021 and recorded April <br />28, 2021 as Ramsey County Document No. A04880171 ("PUD Development Contract"). <br />B. The PUD Development Contract was previously amended on September 12, 2022 <br />and recorded December 8, 2022, as Ramsey County Document No. A04973758. <br />C. Scannell Properties #486, LLC conveyed the subject property to Developer via a <br />limited warranty deed recorded October 16, 2023 as Ramsey County Document No. 5005080. <br />D. The Developer is the fee owner of property located at 4200 Round Lake Road West, <br />Arden Hills, Ramsey County, Minnesota, 55112 legally described as: <br />Lot 1, Block 1, Gateway Interstate, Ramsey County, Minnesota. <br />("Property"). <br />
