Planninl! Case #96-01. Park Dedication for Amble Subdivision. 1211 Amble Road

Cindy Walsh, Parks & Recreation Director, advised that, as directed by Council, staff
reconsidered the park dedication for Amble Division. She explained the previous park
dedication was calculated according to the fair market value of the property, which was
determined by the appraisal price of$147,000. Based on this calculation, the park dedication
fee for Lot I and 3 was $8,820, but the Council was concerned that the appraisal price did not
reflect the true undeveloped acquisition cost of the land. Staff reconsidered and revised the park
dedication fee by basing it on the value of the property as determined by the 1996 tax roles
(which does not include buildings, improvements, and the portion of property that is under water
and unbuildable). Ms. Walsh reviewed the revised calculations which determined a park
dedication on Lot I of $2,246.95 and Lot 3 of$I,376.97, for a total of $3,623.92. It was noted
that since Lots 2 and 4 have existing structures, the park dedication was recalculated only for
Lots I and 3. Mr. Amble stated that he is comfortable with the Staff recommendation.
