Final Plat <br />The Applicant is proposing to plat the Subject Property to dedicate the public right-of-way <br />necessary for the Spine Road and create two Outlots. A Final Plat is the final map, drawing or <br />chart indicating the final layout for JDA approval. The Final Plat includes the detailed survey <br />description for each lot in the plat plus notes and dedication, recording and approval statements. <br />The Final Plat is the “recorded document” submitted to the County register and must conform to <br />all state laws. <br /> <br />Public Use Dedication <br /> <br />Public Use Dedication requirements for the Rice Creek Commons development will be <br />determined at the time Outlot A and Outlot B are subdivided for future development. Public Use <br />Dedication is not required as part of the current platting process. <br /> <br />Chapter 13, Zoning Regulations Review <br /> <br />The current platting process is not associated with any specific development proposals. Future <br />subdivision and replatting of Outlot A and Outlot B for the Rice Creek Commons development <br />will be evaluated based on the Arden Hills Zoning Code and the TCAAP Redevelopment Code. <br /> <br />Additional Review Comments <br />Public Works/City Engineer <br />The Public Works Director/City Engineer has reviewed the plat plans. A memorandum has been <br />prepared by the consultant for the Public Works Director/City Engineer and the Applicant as a <br />recommended condition of approval shall be required to comply with the memorandum dated <br />September 2, 2025 (Attachment E) prior to recording of the Final Plat. <br /> <br />
