The Applicant is proposing a landscaped <br />area of 81.2% or 16,193 square feet, which complies with the minimum requirement. <br /> <br />The R-1 District allows for a maximum structure coverage of 25% or 4,986.25 square feet. The <br />Applicant is proposing a structure coverage of 13.5% or 2,704 square feet, which complies with <br />the maximum requirement. <br /> <br />In the R-1 District, the maximum allowed Floor Area Ratio (FAR) is 0.3, or 5,983.5 square feet. <br />The Applicant is proposing a FAR of 0.171 or 3,408 square feet, which complies with the <br />maximum requirement. <br /> <br />The maximum building height allowed in the R-1 District is 35 feet, measured as the average <br />height between the eaves and the highest ridge of gable, hip, or gambrel roof. The proposed <br />dwelling would have a maximum height of 14 feet and 4 inches, which complies with the <br />maximum requirement. <br /> <br />2. General Regulations (Tree and Landscaping Preservation) – Section 1325.055 <br /> <br />Tree Mitigation Plan – Meets Requirements <br />Per Section 1325.055, a tree preservation plan is required as part of an application for new building <br />construction in any zoning district. The Applicant has provided a tree preservation plan in <br />accordance with Appendix A of the Zoning Code.
