(a) When a residential development includes more than the <br />required 5%/7.59,6'/10% of its total dwelling units as housing <br />affordable to households at or below 50916/60916/80% of AMI, when <br />calculated before any pplicable density bonus, the <br />development may be eligible to defer up to the full amount of its <br />development fees until 72 months after the development obtains <br />its certificate of occupancy. The city will charge an annual <br />interest ofS% during the deferral period. <br />(b) When a residential development includes at least 70916/75916/20% of <br />its total dwelling units as housing affordable to households at or <br />below 0916/60916/80% of AMI, w en calculated before any <br />applicable density bonus, the development may be eligible to <br />defer up to the full amount of its development fees until 24 <br />months after the development obtains its certificate of <br />occupancy. The city will charge an annual interest of S% during <br />the deferral period. <br />(c) The interest paid to the city during the deferral will be deposited <br />into the city's affordable housing trust fund. <br />Section 205.083 Attached Residential District (R2) <br />(A) Purpose. In addition to the purpose defined in Section 205.080 (A), the <br />Attached Residential District is established to: <br />(2) Reserve appropriately located areas for family living in a variety of <br />dwellings at a reasonable range of population densities consistent with <br />the Land Use Chapter of the Comprehensive Guide Plan. Developments <br />may be allowed to exceed the density recommendation in the <br />Comprehensive Guide Plan by providing affordable housing consistent <br />with Section 205.080 (E) and (F). <br />(D) Development of Affordable Housing. Multi -family structures that meet <br />the requirements in Section 205.080 (E) and (F) may be eligible for <br />development and financial incentives, as described in Section 205.080 (G). <br />Section 205.084 Multiple Dwelling Residential District (R3) <br />10 <br />
