Motion <br />carrIed unanimously. (3-0) <br /> <br />Public Hearlnl:J - Revised Uses of Federal Revenue Funds for 1983 - <br />9: 30 p. m. <br />Mayor Woodburn opened the Public Hearing at 9:30 p.m. <br /> <br />After determinIng that there were no comments for or against the <br />Suggested RevIsed Uses of Federal Revenue Funds for 1983, the <br />Public Hearing was closed. <br /> <br />Mulcahy moved, seconded by HIcks, that Council approved the revised <br />uses of Federal Revenue Funds for 1983 as listed In McNlesh's memo <br />of 3-6-84: <br /> <br />Public Works Automotive Equipment <br />Maintenance - Public Works BuIlding <br /> <br />$24,100 <br /> <br />8,900 <br />$33,000 <br /> <br />Motion carried unanimously. <br /> <br />(3-0 ) <br /> <br />Case No. 84-4, Setback Variance, Bulldlnl:J ExpansIon, 4440 Round <br />lake Road West, Scholls. Inc. - Harold Schroeder <br />Har~ld Schroeder (Schroeder Assoc. ~rchltects) explaIned that when <br />designed, the original building was at 15' setback from the north <br />property line (10' was required>' <br /> <br />Schroeder said the original plan showed the future expansion of the <br />warehouse as now proposed, extending the north wall at the 15' set- <br />back line; a variance of 5' Is now required because, In the InterIm, <br />the setback requirement was changed to 20'. <br /> <br />Schroeder explained that when the original building was constructed, <br />two knock out panels were provided In anticipatIon of the future <br />expansion; noted that thev are 20' high load-bearing concrete wal Is; <br />panels are located to align with existIng aisles. Schroeder ex- <br />plaIned that the expansion Is also designed to not disturb underground <br />electric and utIlIty lines; explained It would be a real economic <br />hardshIp amounting to an estimated half-mllllon/yeat If the 5' of <br />storage Is eliminated (about 1000 square feet). <br /> <br />. <br /> <br />Mike Scholls, President of Scholls. Inc., saId he evaluates the <br />storage space at $500/square foot noted that the W.W. GraInger <br />setback has been established north of the Schol Is site, with the <br />building located to the north, and a wide circulation area between <br />the building and the Scholls north line; explaIned that when the <br />proposed warehouse expansion plans were prepared, they relied on <br />the previously established setback of 15', as was shown on the <br />original site plan. <br /> <br />Schroeder Indicated the approxImate locatIon of existing water, gas <br />and electrIc lInes, In relatIon to the proposed north wall of the <br />warehouse addItion. Schroeder noted that Scholls went to a lot <br />of expense to ass~re that the site wi II be aesthetically pleasing; <br />noted that the site plan has been revIsed to respond to the concerns <br />of the Planning Commission by: <br /> <br />- narrowing the throat of the west dock access, <br />- provIding an on-site turn area, and <br />- providing additional landscaping In the dock and turn <br />around area. <br />
