Ron Balfanv. 2035 Thorn Drive. Preliminarv Plat I A. Request The Staff is requesting that Planning Case 95-16 be referred back to the Planning I Commission, for further consideration of the applicant's request. B. Background I In October of 1995, the applicant requested approval ofa six (6) lot single family preliminary plat, with a 60 foot radius cul-de"sac (Exhibit A). The request included an existing single family residence at 2031 Thorn Drive into the plat. The Planning .. Commission recommended approval of Planning Case 95-16, including Lot 5, recognizing that Lot 5 contains sufficient buildable area, such that the Planning I Commission will not entertain variance requests on said Lot 5, The recommendation for approval of the preliminary plat ofOakridge homes being subject to the following conditions: I 1. Resolution of the sanitary sewer location, preferable Concept I of the two (2) that were presented; I 2. Provision of a silt fence and sediment and erosion control plan, for approval by the City Engineer; ~ Provision of a utility plan, including the NURP pond design, for approval by the ~. I City Engineer; 4. Approval of the grading and utility plans, including the silt fence, sediment and erosion control, and the NURP pond plans, by the Rice Creek Watershed District; I 5, Preservation of those trees shown on the Tree Preservation plan; 6, Payment of the appropriate park dedication fees, to be determined by the City Council; I 7. Compliance with the applicable sections of the City Code and the Zoning Ordinance; and I 8, Provision of a Drainage and Utility Easement over the delineated wetland area. ,. I
