Ron Balfanv. 2035 Thorn Drive. Preliminarv Plat <br />I A. Request <br /> The Staff is requesting that Planning Case 95-16 be referred back to the Planning <br />I Commission, for further consideration of the applicant's request. <br /> B. Background <br />I In October of 1995, the applicant requested approval ofa six (6) lot single family <br /> preliminary plat, with a 60 foot radius cul-de"sac (Exhibit A). The request included an <br /> existing single family residence at 2031 Thorn Drive into the plat. The Planning <br />.. Commission recommended approval of Planning Case 95-16, including Lot 5, <br /> recognizing that Lot 5 contains sufficient buildable area, such that the Planning <br />I Commission will not entertain variance requests on said Lot 5, The recommendation for <br /> approval of the preliminary plat ofOakridge homes being subject to the following <br /> conditions: <br />I 1. Resolution of the sanitary sewer location, preferable Concept I of the two (2) that <br /> were presented; <br />I 2. Provision of a silt fence and sediment and erosion control plan, for approval by <br /> the City Engineer; <br /> ~ Provision of a utility plan, including the NURP pond design, for approval by the <br /> ~. <br />I City Engineer; <br /> 4. Approval of the grading and utility plans, including the silt fence, sediment and <br /> erosion control, and the NURP pond plans, by the Rice Creek Watershed District; <br />I 5, Preservation of those trees shown on the Tree Preservation plan; <br /> 6, Payment of the appropriate park dedication fees, to be determined by the City <br /> Council; <br />I 7. Compliance with the applicable sections of the City Code and the Zoning <br /> Ordinance; and <br />I 8, Provision of a Drainage and Utility Easement over the delineated wetland area. <br />,. <br />I <br />
