I have reviewed the information you sent this <br /> office and have the following comments. <br /> I I. I do have concerns for the variance request for the front yard setback. The OHW setback of 75' should be <br /> maintained. Neighboring homes meet the 75' setback requirement, I see no reason to grant a variance for less <br /> I than 75'. Also, the city's shoreland ordinance has a maximum allowable impervious area of35% for R-2 <br /> zoning. I am concerned that the increased buildable area would lead to the maximum impervious area of35% <br /> being exceeded, which would also require a variance. <br /> .. 2. I also have concerns about the proposed relocation of the septic system, The relocation of the sewer line will <br /> increase the buildable area of lots 19 and 20. As in the comments above, we would object to this request ifit <br /> I would facilitate the development of the lots in excess of35% impervious surface. <br /> 3. 1 assume that lots 19 and 20 will remain under single ownership (neither meet minimum water frontage width <br /> I standards). I would object to the granting of the variance requests if the result is to build two homes where <br /> now there is only one. 1 believe that the intent of the city's shoreland ordinance (Sec. 20.5-42 Substandard <br /> lots), is to require that nonconforming contiguous lots under single ownership remain combined. <br /> I 4. Utility lines are specifically exempt from shoreland setback requirements. However, we are concerned about <br /> the erosion potential during construction. The area of the proposed work has steep slopes and the potential <br /> for erosion would be high, Strict erosion control practices and inspection should be required. <br /> I Thank you for the opportunity to comment.
