<br /> I- ... <br /> I CITY OF ARDEN HILLS <br /> " MEMORANDUM <br /> DATE: May 13, 1996 <br /> I TO: Mayor and City Council <br /> I FROM: Kevin Ringwald, Community Development Director W- <br /> I SUBJECT: Case #95-23, Minor Subdivision (final Registered Land Survey) <br /> Bart Buetow, 1433 Forest Lane <br /> I Request <br /> The applicant is requesting approval of a final Registered Land Survey (RLS) consisting of three <br /> (3) Tracts on a 1.11 acre parcel zoned R-1 Single Family Residential District (Exhibit A). <br /> I Background <br /> The Planning Commission recommended approval of the preliminary RLS on February 7, 1996. <br /> I The preliminary RLS was approved by the City Council on February 26, 1996. The final RLS <br /> was recommended for approval by the Planning Commission on April 3, 1996, subject to the <br /> Ie following conditions: <br /> 1. Provision of the appropriate utility and drainage easements documents for review by the <br /> I City Attorney and approval by the City Council; <br /> 2. Recording of the utility and drainage easement documents with Ramsey County with the <br /> RLS; <br /> I 3. Provision of a temporary rock construction entrance, as described in Exhibit C of the <br /> Staff memorandum (dated February 7,1996); <br /> 4. Compliance with the Zoning Ordinance, Section VI, G, 8, a and b; <br /> I 5. Modification of the silt fence, such that the trees to be preserved are wholly located on <br /> one side of the silt fence and the area to be disturbed is located on the other side of the silt <br /> fence; <br /> I 6. Provision of snow fencing around all trees (including their drip lines) that fall outside of <br /> the proposed building area on Tracts Band C, as shown on Exhibit A, page 1 of2 of the <br /> Staff memorandum (dated February 7, 1996); <br /> I 7. Payment of the appropriate park dedication fees; <br /> 8. Removal of the brick retaining wall on Tracts A and B, prior to the issuance of any <br /> I building permits or the transfer oftitle on Tracts A and B; and <br /> 9. Removal ofthe porch on the southeast comer ofthe home on Tract A (1433 Forest Lane), <br /> prior to the issuance of any building permits or the transfer of title on Tracts A and B. <br /> I <br /> f' <br /> I <br />
