'I <br /> DR,:J.p'r <br /> .1 <br />ARDEN HILLS PLANNING COMMISSION - JUNE 5. 1996 6 <br />Mr. Ringwald stated the applicant is proposing to relocated existing landscaping to an area outside I <br />of the fence. <br />Mr. Ringwald stated staff recommends approval of Planning Case 96-07 subject to the following I <br />conditions: I <br />I. Provision of a 24 foot wide drive aisle adjacent to the new air conditioning system. <br />2. Provision of curbing adjacent to the new air conditioning system (north and east sides); I <br />3. Modification of the screening material to a board on board fence; and I <br />4. Relocation of the existing plant materials to the area adjacent to the outside of the fence. <br />Mr. Ringwald noted that if a recommendation is made, this case would be heard by the Council on I <br />June 24, 1996. <br />Chair Erickson closed the public hearing at 8:15 p.m. I <br />Tom Heardon, Holiday Inn Maintenance Manager, stated that they would prefer to install a chain .. <br />link fence for ease of replacement and maintenance. He stated it would match the Holiday Inn green <br />on the roof. I <br />Commissioner Larson stated there was a difference on the plans included in the staff report between <br />the concrete pad and curb. Mr. Ringwald stated the drive aisle is 24 feet wide, and it is proposed to I <br />bring the curb around and back, but not to block the drive aisle. Mr. Heardon stated he submitted <br />the last plan in the memorandum, and the area north of the building is currently sod. <br />Chair Erickson and Commissioner Sand noted the staff plan was not consistent with the applicant's ",I <br />plan. Mr. Ringwald stated the intent was to provide a defined drive aisle. <br />Mr. Ringwald stated there would be dead space north of the air conditioning unit between the curb I <br />line and drive aisle if constructed as proposed. I <br />Commissioner Carlson inquired if there was sufficient space to park a vehicle. Mr. Ringwald stated <br />the 'area was between 12 and 14 feet deep and could only accommodate a small vehicle. I <br />Commissioner Rye inquired if the applicant agreed with the staffs recommendation. Mr. Heardon <br />stated he disagreed with the curbing requirement as it could create a drainage problem. I <br />Commissioner Rye stated the area in question backed up to the railroad, and as long as it did not -. <br />affect anyone the City should not "micro-manage". <br /> I <br />
