MEMORANDUM <br /> DATE: July 8, 1996 <br />I TO: Mayor and City Council <br />I FROM: Kevin Ringwald, Community Development Director ~ <br />I SUBJECT: Planning Case 96-05, PUD Master PlanlMinor Subdivision <br /> Control Data Corporation, 4201 Lexington Avenue <br />I Request <br /> The applicant is requesting approval of a PUD Master Plan and a Preliminary Minor Subdivision. <br /> The Preliminary Minor Subdivision application is to facilitate the potential sale of the building <br />I and property adjacent to 4290 Lexington Avenue (original DynaMark building). <br /> Background <br />I The Planning Commission reviewed the applicants request on June 5, 1996. The Planning <br /> Commission tabled consideration of the applicants request to allow for the resolution of two <br />Ie outstanding items. Those two items were signage and park dedication. The Planning <br /> Commission reviewed the request again on July 2, 1996 and recommended approval subject to <br /> conditions outlined in the Staff memorandum dated July 2, 1996. The minutes of that portion of <br />I the July 2, 1996 Planning Commission meeting are attached to this memorandum (Exhibit A). <br /> Planninl! Commission Recommendation <br />I The Planning Commission recommends approval of Planning Case 96-05, PUD Master Plan, <br /> subject to the following conditions: <br />I I. Land Uses allowed by this PUD shall those land uses described in the applicants land use <br /> chart (Exhibit A, page 3 of 21). Except, that the percentage to which the existing land <br /> uses currently exist on the site shall be adhered to or provisions are made for additional <br />I parking; <br /> 2. Lot Coverage shall be a maximum of 30 percent and Parcels A-I and C may be viewed <br /> jointly in determining the lot coverage; <br />I 3. Floor Area Ratio shall be a maximum of 0.6 and Parcels A-I and C may be viewed <br /> jointly in determining the floor area ratio; <br /> 4. Landscape Lot Area shall be 25 percent for Parcels A -I and C and J 5 percent for Parcel <br />I A-2. Also, the three Key Landscape Elements as described by Exhibit A, page 21 of21, <br /> shall be protected from disturbance; <br />I <br />.. <br />I <br />
