Dedica:ion and/or payment of.the appropriate park dedication for Parcels A-2 ~~R:~'~ <br /> determmed by the City Council. )j .y.., ~ -- <br /> '1 <br />Mr. Ringwald noted if the Planning Commission makes a recommendation on this Planing Case, <br />then it would be heard at the Monday, July 8, 1996, regular meeting ofthe City Council. . <br />Acting Chair Nelson asked for comments in support of the proposal. <br />Jeff Smyser, RLK Associates, Ltd., representing Control Data Corporation stated that Control I <br />Data was in full agreement with all the conditions except for two. He requested Condition 5 be <br />reworded by inserting "prior to any further site plan approvals are granted on Parcels A-I and C" . <br />after "...Fernwood Avenue shall be eliminated and replaced with landscaping". He also <br />requested that rather than require 200 feet of buffer area, the buffer area be located on the <br />easterly 125 feet of the wooded area. He felt 200 feet would place a constraint on development I <br />of the site. <br />Bill Franke, 1228 Wynridge Drive, stated he generally supported the proposal but was concerned . <br />with the preservation of the wooded area. He noted there was currently a city trail to the west of <br />the woods that led to tennis courts. If the wooded area is reduced to 100 feet, then it will <br />essentially eliminate all the woods that run along the south area of the tennis court. He felt it did I <br />not make sense to remove existing trees that are a natural buffer and amenity. <br />Acting Chair Nelson asked if there were any comments against the proposal. No one came eI <br />forward to address the Commission. <br />Hearing no further comments, Acting Chair Nelson closed the public hearing at 7:57 p.m. . <br />Commissioner Carlson asked Mr. Ringwald ifhe approved of Mr. Smyser's suggested I <br />modifications. <br />Mr. Ringwald stated he was in agreement with the modification to Condition 5. He stated he did I <br />not agree with the modification to the amount of buffer area required between Parcel A-2 and the <br />adjacent residential. He stated that the Staff s recommendation would provide for sufficient <br />flexibility to a place a bay of parking with minimal intrusion into the wooded area. The Park and I <br />Recreation Committee has also suggested to maximize the wooded area to the extent possible to <br />enhance the park and buffering to the adjacent single family homes. He noted it is not I <br />uncharacteristic to require large buffers between incompatible uses, such as industrial and single <br />family. <br />Commissioner Carlson verified that there was flexibility in the amount of infringement into the I <br />wooded lot. <br />Mr. Ringwald stated if a future buyer could justify the need for a modification, the issue could I <br />again be brought before the Planning Commission and considered. -- <br /> I <br />
