History <br /> The prior owner of the residence at 1850 Beckman A venue was Ruth Sullivan. At one point, <br /> I she offered LJVFD an Opportunity to purchase some of her land to increase the buffer zone. The <br /> organization chose not to do so. <br /> I Backl:round <br /> In November of] 995, I began searching for a property in a several mile radius of County Road D <br /> I and Lake Johanna Boulevard. I worked with a Realtor who lives in Arden Hills. <br /> On Mav 21. 1996, I was shown the house and property at 1850 Beckman Avenue. The lot is <br /> I approximately 1.3 acres in size, approximately 77' feet of which abutLJVFD and forms their eastern <br /> boundary. When I saw the property, the LJVFD area behind my property was grass. <br /> I Since the asking price of the house was higher than what other homes in the immediate area had sold <br /> for over the past 3 years, I asked the Realtor to prepare a Market Analysis Information Package for <br /> me. While that was being done, I went to the Arden Hills City Hall where I had an extended <br /> conversation with the Director of Community Development.
