If a waiver cannot be granted, then the applicant requests that the <br /> office requirement be lowered to eight percent to allow for flexibility during tenant I <br /> transition periods. The applicant states in the request that they fully intend to comply <br /> with the Prohibited Uses section of the GB zoning district standards (Section V, K, 4), If I <br /> the City Council approves this request, then compliance with the Zoning Ordinance, <br /> Section V, K, 4, should be a condition of the variance. <br /> E, Note. Assuming that the City Council approves Planning Case 96-12, then the City I <br /> Council may wish to provide specific expectations on the exterior of future buildings or <br /> other important site issues. As example, the expectation for future building exteriors in I <br /> the GB district would be: <br /> 1. A continuation of the quality of the exterior materials approved in Planning Case I <br /> 96-12; or <br /> 2, An increased gradation from the quality of the exterior materials approved in <br /> Planning Case 96-12 (ie., 25% - 50 % - 75% brick, stone, or glass).
