The applicant has provided information that the current market for this type of <br /> building in the Twin Cities is at 18 percent to 22 percent Office, The Staff in its <br /> 1 memorandum and the Planning Commission in its deliberations both recommended <br /> approval of a variance to allow for 20 percent Office. <br /> I Subsequent to the Planning Commission meeting an issue arose which deals with the <br /> Office percentage requirement. The applicant is primarily concerned about the transition <br /> period which will arise when one tenant leaves and reduces the percent of office in the <br /> I building below the required amount. If the applicant were to bring in a tenant which did <br /> not bring the percentages in line with what the Zoning Ordinance requires, then the City <br /> ,. could withhold occupancy permits even if there were additional vacancies in the building. <br /> I <br /> -----.-- ---..- <br />
