A knowledge of and a reliance on the Arden Hills Com1Jrehensive Plan. the <br /> I Zoning District. and the Zoning Ordinances. <br /> I B. The results of a two-hour meeting on May 21 st with the Arden Hills Director <br /> of Community Development in which he reviewed land use and values. <br /> zoning ordinances. the LJVFD's special use designation. etc, <br /> I c. Based exclusively on items A. and B.. an offer was made on the property. The <br /> I offer was accepted on the evening of Mav 21 st. <br /> 5. The adverse economic impact the parking lot would have on my property. <br /> .. Specifically, the construction of the parking lot creates an economic disparity: it <br /> increases the value of the LJVFD Trust, which owns the property, on which the <br /> I parking lot has been built while, at the same time, decreasing the property value of <br /> the abutting property owners. <br /> I Although my formal presentation will be brief, this letter and attachments address a numberof issues, <br /> The first four directly relate to the Planning Commission's mandate, the fifth may have relevance to <br /> I other governmental agencies: <br /> .
