NEW BUSINESS -11B <br />,!Tt <br />EN HILLS <br />MEMORANDUM <br />DATE: November 24, 2025 <br />TO: Honorable Mayor and City Councilmembers <br />Jessica Jagoe, City Administrator <br />FROM: Elena Fransen, AICP, Senior Planner <br />SUBJECT: Planning Case #25-008 — No Public Hearing Required <br />Applicant: Tan Nguyen <br />Property Location: 1622 Lake Johanna Blvd and 1624 Lake Johanna Blvd <br />Request: Variance and Lot Consolidation <br />Budgeted Amount: Actual Amount: Funding Source: <br />N/A N/A N/A <br />Council Should Consider <br />Motions to approve, table, or deny the following: <br />Adoption of Resolution 2025-073 for Planning Case 25-008 for a lot consolidation on the <br />property located at 1622 Lake Johanna Blvd and 1624 Lake Johanna Blvd (the "Subject <br />Property"). <br />Adoption of Resolution 2025-074 for Planning Case 25-008 for variances for lot area, lot <br />depth, building area elevation, front yard and rear yard setbacks, shore impact zone, <br />permeable surface credit, structure coverage, and floor area ratio for the future demolition <br />and redevelopment of a single-family residential dwelling on the property located at 1622 <br />Lake Johanna Blvd and 1624 Lake Johanna Blvd (the "Subject Property") . <br />Variances Summary <br />1) Lot Area: Variance to decrease the required lot area to allow 8,372 square feet <br />following the proposed lot consolidation rather than 14,000 square feet as <br />required by code. The existing lot area of the parcel with the existing single- <br />family dwelling is 4,415 square feet. <br />2) Lot Depth: Variance to decrease the required lot area to allow 49 feet. There are <br />no proposed changes to lot depth and the existing lot depth of the parcel with <br />the existing single-family dwelling is 49 feet rather than 130 feet as required by <br />code. <br />Page 1 of 18 <br />
