(3-0) Malone moved, seconded by Mahowald, that Council approve the Special Use permit for a medical clinic in an 1-2 District, Case #90-02, I.ot 1 am part of lot 2, Block 1, Northwoods, based on the following: A Special Use Permit is required to operate a medical clinic in an 1-2 District. The clinic is a compatible use with recent development in the Northwoods Park complex am other development in this district. Medical facilities are considered one of the higher quality business am industrial uses, comparable to office uses, Traffic for a medical facility is spread evenly throughout the day am will not create peak hour traffic problems. The Special Use Permit am accompanying site plan require no variances am no special conditions. The Special Use Permit l::e subject to development in a=rdance with the site plan approved by the Council as part of this application. Motion carried unanimously. (3-0) Malone moved, seconded by Mahowald, that Council approve the site Plan for a medical clinic on Lot 1, and part of lot 2, Block 1, Northwoods, Case #90-02, subject to the follCMing corxlitions: 1. That the City receive notice that the grading am drainage plan has l::een approved by Rice Creek Watershed District and the City Engineer. 2. That the applicant will work with City staff prior to installation of the lighting fixtures am if the lighting presents glare problems on adjoining property or public streets or if lenses are visible to vehicle operators along the street, the owner will adjust or replace the lighting fixtures as necessary . 3. That the applicant resolve appropriate P.Srk Dedication for this site. 4. That the landscape Bond be suJ:mitted as required by Ordinance. Motion carried unanimously. (3-0) Councilmernber Malone asked the applicant to display a diagram of the proposed signage plan for this site. The Planner displayed the signage plan and reviewed the requested sign variance. He explained the area is within the sign Ordinance requirements; the dimensions of the sign are different than those required by Ordinance.
