That evidence of filing the lot combination am the previously approved <br />Registered I..aOO survey with Ramsey County l::e suJ:mitted to Arden Hills prior <br />to issuance of wilding = grading permits by the city. <br /> <br />2. That the City Attorney am Engineer approve the legal am engineering <br />requirements, especially in regard to the drainage am other easements am <br />status of the previously approved, wt still not filed, Registered I..aOO <br />survey. - <br /> <br />Motion carried unanimously. (3-0) <br /> <br />Malone moved, seconded by Mahowald, that Council approve <br />the Special Use permit for a medical clinic in an 1-2 District, Case #90-02, I.ot <br />1 am part of lot 2, Block 1, Northwoods, based on the following: <br /> <br />A Special Use Permit is required to operate a medical clinic in an 1-2 <br />District. <br />The clinic is a compatible use with recent development in the Northwoods Park <br />complex am other development in this district. <br />Medical facilities are considered one of the higher quality business am <br />industrial uses, comparable to office uses, <br />Traffic for a medical facility is spread evenly throughout the day am will <br />not create peak hour traffic problems. <br />The Special Use Permit am accompanying site plan require no variances am no <br />special conditions. <br />The Special Use Permit l::e subject to development in a=rdance with the site <br />plan approved by the Council as part of this application. <br /> <br />Motion carried unanimously. (3-0) <br /> <br />Malone moved, seconded by Mahowald, that Council approve <br />the site Plan for a medical clinic on Lot 1, and part of lot 2, Block 1, <br />Northwoods, Case #90-02, subject to the follCMing corxlitions: <br /> <br />1. That the City receive notice that the grading am drainage plan has l::een <br />approved by Rice Creek Watershed District and the City Engineer. <br />2. That the applicant will work with City staff prior to installation of the <br />lighting fixtures am if the lighting presents glare problems on adjoining <br />property or public streets or if lenses are visible to vehicle operators <br />along the street, the owner will adjust or replace the lighting fixtures as <br />necessary . <br />3. That the applicant resolve appropriate P.Srk Dedication for this site. <br />4. That the landscape Bond be suJ:mitted as required by Ordinance. <br /> <br />Motion carried unanimously. (3-0) <br /> <br />Councilmernber Malone asked the applicant to display a diagram of the proposed <br />signage plan for this site. <br /> <br />The Planner displayed the signage plan and reviewed the requested sign variance. <br />He explained the area is within the sign Ordinance requirements; the dimensions <br />of the sign are different than those required by Ordinance. <br />
