<br /> (3) Permitted Uses. Due to the replacement, reuse or <br /> redevelopment nature of potential development in this <br />. district, the list of 1-2 permitted uses as of April 8, <br /> 1991 that are not permitted in the B-4 District will be <br /> allowed in buildings existing on April 8, 1991 as <br /> permitted uses until redevelopment or replacement of the <br /> building or buildings housing such uses occurs. Such <br /> uses will not be allowed in buildings constructed after <br /> April 8, 1991. The following uses will be permitted <br /> either as replacement uses in buildings existing as of <br /> April 8, 1991 or as uses in replaced or redeveloped <br /> buildings. (List will be incorporated into the Land Use <br /> Chart, Section V.E.) <br /> (a) Business services (printing, secretarial and <br /> clerical services, etc. ) <br /> (b) Commercial recreation <br /> (c) Day care facilities <br /> (d) Financial institutions and services <br /> (e) Offices (personal, professional, administrative, , <br /> executive, medical, research) I <br /> (f) Personal services and repair shops (barber, beauty <br />. shops, travel agencies, shoe repairs, etc. ) <br /> (g) Restaurants <br /> (h) Retail sales <br /> (i) Sports and fitness clubs <br /> (j) Studios (artist, music, photo, etc.) <br /> (4) Uses Allowed by Special Use Permit. Due to the <br /> replacement, reuse or redevelopment nature of potential <br /> development in this district, the existing 1-2 uses <br /> allowed by special use permit as of April 8, 1991 will be <br /> allowed to continue as special uses until redevelopment <br /> or replacement of the building or buildings housing such <br /> uses occurs. No new 1-2 uses by special use permit will <br /> be allowed unless those uses are permitted or allowed by <br /> special use permit in the B-4 District. The following <br /> list of uses will be allowed by special use permit either <br /> as replacement uses in buildings existing as of April 8, <br /> 1991 or as uses in replaced, redeveloped or new <br /> buildings.
