<br />. <br />(a) All of the above permitted uses, if construction of <br />a new building, modification of a building's <br />~ exterior or modification of the site is involved. <br /> <br />(b) Drive-in businesses <br /> <br />(c) Restaurants, fast food <br /> <br />(d) Theatres, indoor <br /> <br />(e) Satellite dishes over 40 inches in width or height <br /> <br />(5) Special Regulations for Drive-In Businesses and Fast Food <br />Restaurants in the B-4 District. Section VI.C. of the <br />zoning ordinance, specifies additional requirements for <br />drive-in businesses, fast food restaurants and automobile <br />service stations. This paragraph (5) is a provision <br />whereby the proximity requirement of 1,320 feet between <br />drive-in businesses or fast food restaurants may be <br />waived if the following conditions are met: <br /> <br />(a) The drive-in business or fast food restaurant <br />operation is an integral part of a building <br />containing one or more allowed uses and the drive- <br />in business or fast food restaurant is clearly <br />secondary to other principle uses in the building. <br /> <br />. (b) The architectural treatment, circulation plan and <br />signage system of such drive-in business or fast <br />food operations are designed to be visually and <br />functionally an integral part of the building and <br />site in which they are located. <br /> <br />(6) District Requirements. The requirements below are <br />established for development of individual "lots" and for <br />the overall development of "planned projects". "Lots" <br />are individual parcels on which may be placed a single <br />building (either single-occupancy or mul tiple-occupancy). <br />"Planned projects" are sites on which: <br /> <br />(a) A single- or multiple-occupancy retail center; <br /> <br />(b) Two or more free-standing, single- or mul tiple- <br />occupancy buildings; or <br /> <br />(c) A combination of (a) and (b) <br /> <br /> <br /> <br /> <br /> <br /> <br />. <br /> <br /> <br />8 <br /> <br /> <br /> <br /> <br />I <br />
