<br /> (k) Implement that part of the Arden Hills <br /> Comprehensive Plan known as the Lexington Avenue <br />. Business Area Plan. <br /> (2) Procedure. The application and the administrative and <br /> review procedure established in Section VIII.C., special <br /> use permits, shall be followed for all development that <br /> involves new building construction, modification of a <br /> building I s exterior or modification of the site. Special <br /> use permits are not required for permitted uses that <br /> occupy approved buildings that do not require exterior <br /> building modification or site modification. This <br /> provision is subject to any modifications or additions <br /> set forth in this section. The prescribed procedure may <br /> be modified by the City to allow planning flexibility and <br /> to encourage cooperative dialogue between the applicant <br /> and the City. <br /> (3) Permitted Uses. The following uses will be permitted in <br /> the district providing they meet the stated purpose of the district <br /> and the procedure as defined above: (The list of uses below will <br /> be incorporated into the Land Use Chart, Section V.E.) <br /> (a) Business services (printing, secretarial and <br /> clerical services, etc. ) <br /> (b) Clinics (medical, veterinary) <br />. (c) Commercial recreation <br /> (d) Day care facilities <br /> (e) Dry cleaning and laundry collection stations and <br /> self-service <br /> ( f) Financial institutions and services <br /> (g) Hotels, motels <br /> (h) Mortuaries, funeral homes <br /> (i) Offices (personal, professional, administrative, <br /> executive, medical, research) <br /> (j) Personal services and repair services (barbers, <br /> beauty shops, travel agencies, shoe repairs, etc. ) <br /> (k) Restaurants <br /> (1 ) Retail sales <br /> (m) Special education schools <br />.
